THE DEVELOPMENT:

Ten Oaks consists of 83 acres located at the northwest corner of Interstate 10 and Barker Cypress Road in the West Houston Energy Corridor. The property is being master-planned as a deed restricted mixed-use business environment.

AREA DEVELOPMENT:
|
The Energy Corridor is the primary concentration for business activity in the west Houston area. Located in the immediate vicinity of Ten Oaks are corporate or division headquarters for major companies such as Conoco Phillips, Shell Oil E & P, Exxon/Mobil Chemicals U.S.A., Cabot Oil and Gas, and Global Santa Fe. The Corridor is home to a number of non-energy companies as well. Many major employers are attracted to the convenient access of the well-educated workforce found surrounding the Corridor.
Ten Oaks has over 1,900 feet of frontage on Interstate 10 (the Katy Freeway) adjoining the south boundary. Immediately east of the development is the Park 10 Regional Businesses Center. The project is bounded on the north by the levee for Addicks/Cullen Park, providing a buffer for the residential area north of the levee. Ten Oaks is bounded on the west by wooded acreage.

ACCESSIBILITY:
|
Interstate 10 and Barker Cypress Road is a strategic intersection in west Houston. Interstate 10 provides quick access to some of Houston 's finest residential communities as well as other major commercial centers of the city. The freeway is currently being widened. Completion of the improvements is scheduled for January 2006. When finished the I-10 - Barker Cypress intersection will be an urban style with the main lanes of I-10 crossing over the major thoroughfare.
Barker Cypress Road is the first major thoroughfare west of the Cullen Park system providing access to Interstate 10 for residents of west Houston. It connects Interstate 10 to U.S. 290 (the Northwest Freeway). Harris County is also studying barker Cypress for extension to the south to connect it to FM 1093, at the Westpark Toll Road.
Park Row, a major thoroughfare that parallels Interstate 10, is the " Main Street " of Park 10, providing additional traffic circulation. It will run through Ten Oaks, connecting State Highway 6 to Fry Road and areas west. Ultimately, it will connect Dairy Ashford to the town of Katy, west of the Grand Parkway.
State Highway 6 located east of the site is a 6-lane highway providing high-speed north-south access through the western part of the metropolitan region.

TRAFFIC COUNTS:
|
Over 140,000 vehicles traveling on Interstate 10 pass Ten Oaks each day. Approximately 39,000 vehicles use Barker Cypress Road.

UTILITIES:
|
Ten Oaks is located in the City of Houston, which provides municipal water distribution, wastewater collection and treatment. Water supply and wastewater collection lines are located in Barker-Cypress Road, and will be located within the rights-of-way of public streets adjoining and within the Park. Central plant capacity is available to serve the development.
CenterPoint Energy provides electrical power service. CenterPoint Energy/Entex provides natural gas service. Southwestern Bell Telephone Company provides telephone service. Fiber optic service is available.

Ten Oaks is conveniently located near a variety of residential areas for executives and employees. High quality executive housing in prestigious neighborhoods such as Kelliwood, Cinco Ranch, Fleetwood and the Memorial Villages is a quick commute from the Park. Other communities offering mid and entry level housing are located minutes away in every direction from the development. A number of new multi-family developments area also located in the immediate area.

Ten Oaks and surrounding residential neighborhoods are located in the Katy Independent School District, one of the highest rated school districts in the State of Texas. The District has experienced some of the greatest growth in enrollment in the state.

Ten Oaks is located within the taxing jurisdictions of Harris County, the City of Houston, and Katy I.S.D.

Ten Oaks is subject to protective covenants that ensure high quality development. The covenants and development guidelines establish minimum standards for land use, building materials, landscaping, signage, and other similar matters.

FLOOD PLAIN:

No portion of the project is located in the 100-year flood plain, as determined by the Federal Emergency Management Agency (FEMA).

|
DETENTION:
|
As with all properties in Harris County, detention will be required for improvements. The detention facilities can be incorporated as an environmental asset for the development.

|
EASEMENT:
|
A pipeline easement crosses a portion of the property, however it does not pose an impediment to the development of the property. The pipeline can be relocated if desired to improve site design flexibility.
