ACCESSIBILITY:

The development is accessible via State Highway 6 and U.S. 90-A. The Highway 6/90-A intersection is a strategic crossroad in the Ft. Bend County area. University Boulevard also connects First Crossing with U.S. 59 to the south.

State Highway 6, a four lane highway, provides high speed north-south access, connecting the project to U.S. 59 (Southwest Freeway) to the south and Interstate 10 to the north.

First Crossing is a zoned Planned Development District. The zoning provides for a number of commercial/office uses by right. Some uses may require a Conditional Use Permit ("CUP"). The PDD development requirement, along with the protective covenants assure the highest quality of improvements in First Crossing.

TRAFFIC COUNTS:

Approximately 37,000 vehicles drive U.S. 90-A and approximately 25,000 vehicles drive State Highway 6 every day.

First Crossing is located within the City of Sugar Land, which provides municipal water distribution, wastewater collection and treatment. Center Point Energy provides electrical power service. ALTEL Communications provides local telecommunications service. Center Point Energy/Entex provides natural gas service. Fiber optic service is available in the immediate vicinity.

First Crossing is subject to protective covenants and development guidelines that ensure high quality development. The covenants establish acceptable land uses and minimum standards for building materials, landscaping, and other similar matters.
First Crossing is not subject to the First Colony Community Services Association Restrictions.

No portion of the project is located in the 100-year flood plain as defined by FEMA.

DRAINAGE:

First Crossing properties drain via underground storm sewer located in University Boulevard.

DETENTION:
|

The developer has provided a common pond area located at the northeastern area of the project for a storm water detention. This permits property owners in First Crossing to create any additional capacity that may be required for improvements on a specific site at a location off their site. The First Crossing Owner's Association maintains the common pond.
