Windfern
Forest continues to attract high-end, high-density residential
development.
Gross
Investments is putting the finishing touches on The
Bellagio, a 251-unit being constructed at Philippine and
Beltway 8. This upscale rental community caters to single
young professionals and "DINKs" (double income,
no kids) who work in the "Techway." Trammel
Crow Residential has developed two projects in Windfern
Forest, the Reserve at Woodwind Lakes, a 328-unit community
with upscale amenities and walking trails among the tall pine
trees and Park at Woodwind Lakes, a 144 town home community.
And, Stoneway Village, 121-unit town home development will
be delivering its first units early next year.
Reasonable
home prices, the Cy-Fair school district and U.S. 290 and
convenient Beltway 8 access have been the Windfern/Jersey
Village area's strongest selling points. Demand is pushing
single-family home prices upwards of the $180s in Woodwind
Lakes and $150s in Laurel Creek.
Multiplying
residential rooftops drive demand for retail, healthcare and
other professional services, such as CVS Pharmacy under
construction at the northeast corner of Gessner and Philippine.
In
the Windfern Forest master-planned development by Wolff
Companies, only one 3.6-acre tract remains available
at the southwest corner of the intersection of Philippine
and Gessner. It is an excellent location for retail, medical
and professional services, office, day care, foodservice or
even high density residential.
