Kelsey-Seybold Clinic put the finishing touch on First Crossing, purchasing the last remaining tract of land in the master-planned development by Wolff Companies.

The groundbreaking on August 24th, to be presided over by Sugar Land Mayor David G. Wallace, marks the ceremonial start of the Kelsey-Seybold Ft. Bend Medical and Diagnostic Center. The first phase, an 80,000-square-foot, three-story medical office building, should be completed late next year. The 8.5-acre University Boulevard site is intended to accommodate future expansion of the facility. Transwestern Commercial Services is the owner and project developer.

“Our selection of First Crossing as the location for the newest Kelsey-Seybold medical facility was a natural result of our analysis of growth, demographic and traffic patterns in the Fort Bend County area,” said Nicholas H. Ro, a senior official with Kelsey-Seybold Clinic.

Kirksey Architects designed Kelsey-Seybold’s First Crossing facility to have a similar look and layout to the Texas Medical Center area’s clinic and medical office building on Holcombe Blvd. near Houston’s Texas Medical Center.

The momentum of commercial development along State Hwy. 6 north of U.S. 59 helped carry First Crossing from inception to completion in just six years. Buyers’ response validated the potential of the Sugar Land / 6 Commercial Corridor for rapid development.

First Crossing is the second Wolff Companies development to sell out in the last 12 months. In December, the last site in Windfern Forest was sold for a retail and residential development north of U.S. 290 and the Sam Houston Tollway. Other successfully completed developments that Wolff Companies has been involved with include the Park 10 regional business center, Beltway business park and Brookhollow.

Active master-planned business parks with available land and sites under development include:

  • Westway Park, at the intersection of the West Sam Houston Tollway and Clay Road, where a major land sale to BJ Services Company was announced earlier this month. A new retail development was announced in Westway Park in July, and in April the dedication of Carolyn Wolff Park assured the permanent protection of over 80 native Texas hardwood trees, many of which are over 100 years old.

  • Ten Oaks, at the intersection of Barker Cypress Road and I-10, where Texas Children’s Hospital acquired 55 acres in June to build the largest pediatric medical campus outside of the Texas Medical Center.

  • Interwood, at the entrance to George Bush Intercontinental Airport, where Averitt Express is under construction on a regional logistics center and NuFlo Technologies recently relocated its corporate headquarters.
