Opus West Plans Office Development
in Westway Park

Opus West Corporation has acquired 15 acres of land within Westway Park, the 150-acre mixed-use office complex located at the intersection of the Sam Houston Tollway and Clay Road. The land, previously owned by DeVry University, will be home to the One and Two Westway Center office campus. The campus will consist of the existing 100,000 square foot, two-story One Westway Center building, as well as a new 100,000 square foot three-story, Class A office building. Opus plans to invest $35 million into the two buildings, both of which will be submitted for LEED certification. DeVry will continue to occupy approximately 60 percent of the first building while the remaining space will be marketed for lease. Groundbreaking on Two Westway Center is slated for late summer.

Once registered for certification, the Opus project will bring Westway Park’s LEED building total to ten, the highest concentration of LED buildings in a single office park in the metropolitan area.

“This will be our fourth project in a Wolff development, and we know from experience that the business community responds very favorably to the high quality features that Wolff designs into its environments,” said Todd King, senior director of real estate in Houston for Opus West. “Essentially, they become destinations for first class facilities and businesses.”

Opus developed the existing building for DeVry Institute as a build to suit assignment in 2002. We are excited to see their return to Westway Park.

Since Opus West began developing office space in Houston, they have completed two office buildings, Ten West I & II, totaling 450,000 square feet in office space in Wolff Companies’ Park 10 Regional Business Center, located in the West Houston Energy Corridor on the Katy Freeway. Opus West’s Energy Crossing I & II, comprising 480,000 square feet and also in the Energy Corridor, are still in development.
