Wolff Companies News – Interwood Activity

Wolff Companies' Interwood Development, a scenically wooded 440-acre master-planned business park located at the intersection of Beltway 8 and John F. Kennedy Boulevard, is seeing a great deal of activity.

I. Dallas-based Western International has purchased an 8.6 acre tract located at John F. Kennedy Blvd. and Interwood North Parkway which will be home to two nationally-recognized hotels as well as a full service restaurant. Conveniently located to Bush Intercontinental Airport, the first hotel, a TownePlace Suites by Marriott, an extended stay hotel, will cater to travelers. The property is slated to open fall 2008. Specific plans for the second hotel and the restaurant have not yet been announced. Western International was represented by Jay Berry, with Gulf Western Realty Advisors, Dallas.

Western International's new TownePlace Suites by Marriott will open in fall 2008.

II. BRG Cornerstone Development has purchased four acres on FM 525 at Alliant Drive for an office/service center development. The project will include two buildings totaling just over 42,000 square feet, addressing the needs of smaller users who desire their own building and identity. Construction has commenced on the first building.

BRG was represented by John Ferruzzo and Travis Land with NAI Houston commercial brokerage.

III. Friendswood Development Company has acquired 12 acres in Interwood across Interwood North Parkway from the Western International site. The property adjoins Coventry Health Care's 80,000 square foot building and is near Administaff's office building.

IV. CCIB Interwood, an affiliate of Capital Commercial Investments Inc., based in Austin, Texas has acquired a 12.5 acre site between FM 525 and Interwood South Parkway for light industrial development. Specifics of the proposed improvements have not been announced. Mark Nicholas and Richard Quarles represented the buyer.

V. Live Oak-Gottesman, an Austin based investment builder has purchased a site at the southwest corner of Interwood South Parkway and Heathrow Forest Parkway. The planned use is the Southwest Science Center being developed for the U.S. Customs and
Border Control Protection Service. Construction of the 35,000 square foot facility is expected to commence later this year.

VI. Scomi Oiltools has purchased the 6.3 acres at the northeast corner of Interwood South Parkway and Heathrow Forest Parkway. Scomi Oiltools, a subsidiary of Scomi Group, is one of the world's leading providers of innovative high performance drilling fluids solutions and state-of-the-art drilling waste management services. Lucian Bukowski and Ryan Fuselier at Staubach represented the buyer.

Interwood tenants and owners include ExxonMobil, Administaff, Coventry Health Care, Cameron, Averitt Express, U.S. Foodservice, United States Postal Service, FedEx and Prime Source.

Wolff Companies has only two sites available in the park: a 2.4 acre corner at John F. Kennedy Blvd, and FM 525, and a 12.5 acre site at the corner of Heathrow Forest Parkway and FM 525.
