CHB AMERICA TO BUILD IN INTERWOOD

Despite a sluggish real estate environment, there is vigorous activity in Wolff Companies’ Interwood, a master-planned business park located at Beltway 8 and John F. Kennedy Boulevard.  CHB America Inc., an affiliate of Chipolbrok, the Chinese-Polish Joint Shipping Company has just completed the purchase of a 3-acre tract on Heathrow Forest Parkway.  Chipolbrok is an international shipper serving North America, Europe and the Far East.

CHB America Inc. chose Interwood as the site for their new, 20,000-square foot US headquarters building after an exhaustive search of the north Houston market.  Construction is expected to commence this spring.  CHB purchased the 3-acre tract on Heathrow Forest Parkway from SCO Oil, who retained 3.3 acres for future use.  Marc Drumwright and Nick Miller with Southwest Realty Advisors represented the seller.

Additionally, Schulz USA, Inc. completed construction of its 56,880-square-foot North American offices and distribution facility, located on a 16.5-acre parcel on Interwood North Parkway, just east of Heathrow Forest Parkway. The German-based company supplies piping solutions to worldwide energy and manufacturing customers.

A 131-room Fairfield Inn and Suites by Marriott, has been completed and is open for business.  The hotel is the second in Interwood developed by Dallas-based Western International.  The hospitality developer and operator opened a 134-room TownePlace Suites by Marriott in Interwood last spring.

Energy services company Halliburton has occupied their new 70,000-square-foor technology center on Interwood South Parkway.  The land acquisition and development of the facility was handled by CCIB Interwood, an affiliate of Austin-based Capital Commercial Investments, Inc.

“Despite a challenging economy, Interwood continues to experience steady growth driven by strong global companies,” says David W. Hightower, executive vice president and chief development officer of Wolff Companies.

“Established firms are drawn to Interwood due to its strategic location at the entrance of the
George Bush Intercontinental Airport, an inviting environment of densely wooded areas where trees have been preserved, and the company of other national and international firms in the development.”

In other Interwood news, construction is expected to be underway later this year on phase one of a multi-building flex development by Boston-based Cabot Properties.  Two buildings aggregating 208,600 square feet will be constructed on 23 acres at John F. Kennedy Boulevard and Interwood South Parkway.

Projects completed last year in Interwood also include a 60,000-square foot multi-tenant office building by Denver-based developer The Urban Group, a U.S Customs and Border Control Protection Services facility on Interwood South Parkway and Weller Truck Parts distribution center.

Other companies located at Interwood include Administaff, Exxon/Mobil, U.S. Foodservice, the United States Post Office’s North Houston Regional Mail Processing Center, Coventry Health Care, Cameron Measurement Services, Houston Firefighters' Relief and Retirement Fund, Federal Express and Avert Logistics.

Only two sites remain available in Interwood, a 2.4-acre site at the intersection of John F. Kennedy Boulevard and FM 525 that is ideal for convenience store or other retail operations, and a 12.5-acre site at the intersection of Heathrow Forest Parkway and FM 525.  For more information about Interwood or any other Wolff Companies property, please visit www.wolffcompanies.com.
