Park 10 Bustles With Development |
Wolff Companies’ Park 10, a 550-acre master-planned, regional business center located in the West Houston Energy Corridor, is bustling with development. As the Greater Houston area continues to grow westward, numerous commercial and retail developments are opening in the business center. Four New Facilities Under Construction. Construction is moving ahead rapidly on several buildings, totaling more than 266,000 square feet, along Park Row Boulevard. The Reserve at Park 10, a 150,000 sq. ft. Class “A” office building developed by Woodcreek Development is nearing completion. Additionally, Yancey Hausman has completed a 32,000 sq. ft., 2-story building for Epic Energy’s new headquarters, located at the southwest corner of Park Row and South Creek Drive. Across South Creek Drive from Epic’s building, the National Association of Corrosion Engineers has expanded its campus, adding an 18,000 sq. ft., 2-story building. And, Sercel, a worldwide leader in the seismic industry is adding a 66,000 sq. ft building to its headquarters in Park 10 at Park Row and Houston Chronicle Boulevard. This expansion rounds out the Sercel campus at over 300,000 sq. ft, situated on 27 acres. Hotel Development Booms. To meet the growing needs in the Energy Corridor, numerous retail and hospitality developments are also breaking ground in Park 10. Dallas-based Western International is finalizing plans for a 120-room Residence Inn by Marriott. The new hotel will be located at the northeast corner of Barker-Cypress Road and Park Row, within walking distance to major employers including Wood Group and Mustang Engineering as well as the new Medical Center – West, a 170-acre complex, home to Texas Children’s Hospital west and The Methodist Hospital west campus. The first phase of the new medical center consists of an investment in excess of $500 million and is scheduled for completion in 2010. Mixed Use Developments Underway. Moody National is planning a mixed-use development on a 12.5-acre tract at Memorial Brooke Drive and I-10. And, Cottrell Development recently opened another restaurant, Azzarelli’s, in Bally Park 10 Center at I-10 and Barker Cypress Road. The new eatery joins a number of other restaurants such as Ruby Tuesday’s, The Far Seas Grill and Firehouse Subs, adding to the dining options for employees and visitors to Park 10. Additionally, the City of Houston is under construction on a new fire station, Station 90, which will be located on Park Row. The $5.3 million station is slated to be completed February of 2010. Park Row Expansion. With the significant development in the area, comes the need for greater mobility and access. In a public/private partnership with Harris County, Wolff Companies and other landowners have contributed the right-of-way and a portion of the construction costs to extend Park Row through the Ten Oaks part of a new medical center in West Houston, immediately west of Park 10.
