Interwood Experiences Steady Growth

Interwood, a densely wooded 440-acre master-planned business park located at Beltway 8 and John F. Kennedy Boulevard, has been bustling with construction. Located at the entry to George Bush Intercontinental Airport, the business park has seven projects recently completed, underway or about to begin.

  1. Western International, a Dallas-based hospitality developer and operator, is constructing two nationally-recognized hotels as well as a restaurant. The first hotel, a 134-room TownePlace Suites by Marriott is scheduled for completion this spring. Construction has commenced on the second hotel, a 131-room Fairfield Inn and Suites by Marriott, with completion scheduled for fall of 2009. Specifics on the restaurant have not been released.
  2. The Urban Group, a Denver-based developer, is completing construction of a 62,000 square foot, Class-A, two-story, office building at 15109 Heathrow Forest Parkway immediately north of the Administaff building.
  3. Boston-based Cabot Properties has acquired 23 acres at John F. Kennedy Boulevard and Interwood South Parkway for a multi-building flex development. Construction of phase one, consisting of two buildings totaling 208,600 square feet will commence this summer.
  4. CCIB Interwood, an affiliate of Austin-based Capital Commercial Investments, Inc., has acquired a 12.5 acre site and is constructing a build-to-suit for Halliburton, a major international energy services company. The 70,000 square foot technology center is expected to be completed next fall.  On a related note, Halliburton recently announced the move of its headquarters office from the central business district to its campus immediately across John F. Kennedy Boulevard from Interwood.
  5. Live Oak-Gottesman, an Austin-based investment builder, is constructing a 35,000 square foot facility at the southwest corner of Interwood South Parkway and Heathrow Forest Parkway. The property is being developed for the U.S. Customs and Border Control Protection Services. Completion is expected this summer.
  6. Schulz USA, Inc. has begun construction on its 16 acres located on Interwood North Parkway, just east of Heathrow Forest Parkway. The property will serve as the company’s new North American headquarters and distribution center.  The first phase of the new project will consist of a 56,880 square foot building.
  7. Weller Truck Parts will soon be moving into its new building developed by BRG Cornerstone Development. Plans for a second building on BRG’s 4-acre tract are being finalized with construction expected to commence this fall. The office/service center development will total just over 42,000 square feet at final development.
“With Interwood located just minutes from George Bush International Airport, we find that many of our partners take advantage of the proximity to the airport,” says David W. Hightower, executive vice president and chief development officer of Wolff Companies. “At the same time Interwood’s strategic location is ideal for companies doing business in south east Texas. The mix of new companies represented in Interwood, the move by Halliburton to concentrate activities at its north Houston campus and the anticipated eventual resurgence in international trade makes Interwood highly desirable for similar companies.”

Two available sites remain in Interwood including 2.4-acres at the corner of John F. Kennedy Blvd. and FM 525 and a 12.5-acre site at the intersection of Heathrow Forrest Parkway and FM 525.
